Where the number comes from

No mystery, and no lowball.

We start from what comparable homes near you have actually sold for recently — not what they were listed at. From that we subtract what it would cost to bring your house to that standard, the cost of holding it while that work happens, and our margin.

What's left is the offer. It's a real number we're prepared to close on, not an opening position to be negotiated down after an inspection.

We'll walk you through that math on the call. An offer you don't understand isn't one you should accept.

How do you work out the offer?

We look at what comparable homes nearby have recently sold for, the condition of yours, and what it would cost us to bring it to market. We then subtract that cost and our margin. We are happy to walk you through the math on the call — an offer you do not understand is not one you should accept.

Is the offer really free, and am I committed to anything?

Yes and no, in that order. Requesting an offer costs nothing and commits you to nothing. If you do not like the number, you say no and that is the end of it. There is no fee for changing your mind.

Will I get less than listing with an agent?

Often the headline number is lower, yes — and we would rather say so than pretend otherwise. What you are trading it for is certainty and speed: no commissions, no repairs, no staging, no showings, no financing falling through a week before closing, and no months of carrying costs. For some sellers that trade is clearly worth it. For others it is not, and we will tell you if we think listing would serve you better.

What condition does the house need to be in?

Whatever condition it is in right now. Fire damage, foundation problems, a roof at the end of its life, a hoarder situation, tenants still in place — we have bought all of it. You do not need to clean, repair or even clear it out.

How fast can this actually close?

We can close in as little as five days because we buy with our own funds and there is no lender to wait on. If you need longer — to find somewhere to move to, or to line up a school term — we will close on your date instead. The speed is there if you want it, not a condition.

Are there commissions, fees or closing costs?

No commissions and no fees to you. We cover the ordinary seller closing costs. The number we agree is the number you get, which is the entire point of doing it this way.

Do you actually buy, or do you pass the contract on?

We buy. We are a local real estate investment company using our own capital, not a lead broker selling your details on. That is what makes it possible for us to commit to a number and a date and then keep to both.

I am facing foreclosure — is it too late?

Usually not, but time genuinely matters here, so call rather than wait. If there is a way to close before the sale date we will find it, and if there is not, we will tell you straight away rather than let you hope.
